Who this is for
In the news: a study projects Florida renters could pay about $508 more per year if Amendment 3 passes — while homesteaded owners keep capped tax increases. See rent vs. own · Grants FAQ · Read the report
Buyer's market: Redfin data reported by Business Insider shows nearly 45% of recent home sales included seller concessions — the highest in over six years. Many sellers are paying closing costs or funding rate buydowns. Concessions are negotiated and never guaranteed. See the seller concession strategy · Read the article
Watch the December 31 date: WPTV reports that if Amendment 3 passes on November 3, homeowners homesteaded in Florida by December 31 would get the full tax savings right away — later buyers could wait about five years. It needs 60% of the vote and doesn't eliminate property taxes, so plan early and confirm timing with your county. What the date means · Read the WPTV report

Your negotiating advantage
Higher inventory and rate-sensitive demand can give buyers more negotiating room in many Florida markets. Instead of only offering below asking price, you may choose to offer at or near asking price and request seller concessions toward eligible closing costs. That can reduce what you bring to closing when paired with down payment assistance. If approved credit remains after other eligible costs, it may also fund a lender-quoted rate buydown that lowers the monthly payment.
Conditions vary by area, property, and price range. Seller concessions are negotiated, never guaranteed, and limited by the contract, appraisal, actual eligible costs, lender review, and program rules. Unused concessions are not cash back.

Negotiation note: In markets where buyers have more leverage, an offer at or near asking price can include a request for seller-paid eligible closing costs. Ask for what the worksheet supports—not automatically the maximum. After other eligible costs, remaining credit may fund an approved rate buydown.
